How we work

Four stages. Written terms. No runaround.

Most owners have already spent weeks on a bank application by the time they call us. Our process is built for the opposite of that experience: one conversation, one point of contact, one clear timeline, and a written offer measured in days.

The first call

10 minutes

A director takes the call. We ask what the business does, what the money is for, the shape of the balance sheet, and any live obligations we should know about. There is no application form at this stage and no credit search. If we cannot help, we say so on the call and, where we can, point you at someone who can.

Structuring & placement

24 - 48 hours

We take the case to the two or three funders on our panel most likely to price it correctly, and we pre-underwrite it internally against their credit appetite before it lands with them. This is where a broker either earns their keep or wastes everyone's time. We do not fire your application at forty lenders and see what sticks.

Indicative terms in writing

Typically inside 48 hours

You receive written indicative terms from the lender - facility amount, rate, fees, any security or personal guarantees, drawdown timeline. We sit with you through the terms line by line so you know exactly what you are signing and what it costs. If a second lender has come back with a competitive quote, you see both.

Credit paper & drawdown

3 - 15 working days depending on product

Once terms are accepted we run the formal credit paper, arrange valuations and legals where required, and coordinate drawdown with the lender. You have one point of contact throughout. Unsecured loans typically settle in 3 - 7 working days. Invoice finance is roughly two weeks to live. Bridging and secured lending is 10 - 15 working days.

For unsecured loans

  • Last 6 months' business bank statements
  • Most recent filed accounts
  • Latest management accounts, if available
  • Directors' ID and address

For invoice finance

  • Latest aged debtor and creditor reports
  • A sample of recent sales invoices
  • 12-month sales ledger summary
  • Filed and management accounts

For secured & bridging

  • Property address and any existing charges
  • Purchase price or open-market valuation
  • Clear exit strategy - sale, refinance or term
  • Directors' assets & liabilities statement
Fees & how we’re paid

Paid by the lender, on completion.

On the vast majority of the facilities we place, our fee is paid by the lender on the day the deal completes, not by the client on enquiry. Where a case is complex enough that a client fee is appropriate - typically larger bridging and specialist secured lending - the fee is agreed and documented in writing before any lender is approached. There are no application fees, no upfront fees and no fees on declined applications.

We will always confirm in writing, before you sign anything, what the lender is paying us and what (if anything) you are paying us. It is the same standard of disclosure a serious owner would apply to any professional adviser.
