Why they matter
Filed accounts can be well over a year out of date by the time a lender reads them. Management accounts fill the gap, showing current trading, margins and the balance sheet. For many applications they are the most important document in the pack.
What to include
- Profit and loss for the year to date, with comparison to the same period last year
- A balance sheet at the same date
- Aged debtor and creditor reports
- A note on any one-off income or costs
Consistency is credibility
Use the same categories and accounting policies as your filed accounts so the lender can compare like with like. Large unexplained movements raise questions; a short commentary avoids them.
Explain the story
If profit dipped because of investment in staff or a lost contract that has since been replaced, say so. Underwriters are people, and a clear explanation can turn a borderline case into an approval.
Get your accountant involved
Management accounts prepared or reviewed by an accountant carry more weight. If you produce them in-house, make sure they reconcile to your bank statements.
